Finders Fee: Upon successfully identifying a property that aligns with your investment goals, we charge a fee equivalent to 2% of the property’s initial sale price (prior to negotiation).


Initial Deposit: Begin your journey with our bespoke deal sourcing service by committing an initial deposit of £1000. This deposit symbolises our mutual dedication to discovering the ideal property opportunity tailored to your requirements. Upon successfully finding your investment, the entire deposit will be deducted from the finder's fee. Alternatively, if we don't find an opportunity which meets the agreed conditions, the deposit is 100% refundable.

Refund Policy for Bespoke Property Sourcing Clients

Guaranteed Refund: If we're unable to find your ideal investment opportunity within the agreed timeframe, rest assured, that we offer a guaranteed refund of your initial deposit. This ensures you can explore other avenues without any financial loss. Our standard bespoke sourcing timeframe is 6 weeks. If this doesn't align with your ideal requirements, please mention it during your consultation, and we'll agree on a suitable timeframe together.


Grace Period: We strive to ensure that your property sourcing experience is smooth and satisfactory. We understand that unforeseen issues can arise, and we offer a 14-day grace period during which you may request a refund of the finder’s fee under specific circumstances. Below are the valid reasons for which you can request a refund:

Property-Related Issues

  1. Undisclosed Structural Issues: If a professional survey reveals significant structural problems that were not disclosed prior to your commitment, such as foundation issues or severe damp.

  2. Japanese Knotweed Presence: Discovery of Japanese Knotweed on the property, which poses a serious threat to the building’s structure and can be extremely costly to remove.

  3. Title Deed Issues: Any complications with the property's title deeds that were not disclosed and that could affect your ownership rights or ability to sell the property in the future.

  4. Legal Restrictions: Unforeseen legal restrictions or planning laws that significantly impact the property’s use or value, which were not made clear during the sourcing process.

Client Circumstances

  1. Mortgage Denial: If you are unable to secure a mortgage for the property despite having a mortgage agreement in principle, due to issues that arose after the sourcing process.

  2. Significant Change in Financial Situation: Major unexpected changes in your financial situation that directly impact your ability to proceed with the purchase, such as redundancy or serious medical issues.

  3. Unforeseen Relocation: If you are required to relocate unexpectedly for work or personal reasons, making the purchase of the sourced property impractical.
